TERMS
& CONDITIONS (RENTAL RULES)
By booking
this property, you agree to review, understand, and comply with the terms
outlined herein.
1. The
property is leased solely for residential purposes to the agreed-upon guests
for the specified period in the agreement. Any other use must be approved by
the Owner & Property Management Company (Ionian Reserve). The villa's decor
may differ from the photos. The maximum number of guests should not exceed the
number specified in the agreement or on the company's website. Events like
parties, weddings, or receptions require written permission and may incur
additional requirements and fees. Concierge services must be approved by Ionian
Reserve. Unauthorized providers will be denied entry, and the company may cancel
services without liability for monetary loss.
2. A
security deposit is required, either in cash at check-in or by bank transfer
with the final payment, to cover any damages. If no damages occur, the deposit
will be returned in full within 15 days after check-out. Repair costs for
damages exceeding the deposit amount will be the guest's responsibility.
Typical charges deducted from the deposit include:
- Replacement of broken appliances.
- Repair/replacement of damaged furniture,
fixtures, and furnishings.
- Replacement of lost keys or remote
controls.
- Cleaning services for pool contamination.
- Stain removal from furniture.
3.
Violations of terms #1 or #2, or any of the following terms, may result in
immediate termination of the lease without refund, except for the security
deposit if no damage is present. The guests must vacate the property
immediately and may be reported to authorities.
4. The
Owner & Property Management Company (Ionian Reserve) may enter the property
for inspections with reasonable notice. Visits from support staff will be
pre-agreed upon.
5.
Groceries, alcohol, bottled water, and other supplies are not included in the
rental price.
6. Smoking
is prohibited indoors. Guests must use provided ashtrays when smoking outside
to prevent fire hazards.
7.
Check-out time is 10:00 am. Late check-outs will be charged for an additional
day.
8. Check-in
time is after 5:00 pm.
9. The
property must be returned in a clean and tidy condition. Excessive cleaning
fees may be deducted from the security deposit.
10. Changes
to the property’s setup or decor, including moving furniture, require prior
consent. Unauthorized rearrangement may lead to booking cancellation and
forfeiture of the stay and damage deposit.
11. Guests
are liable for any property damage or removal of items, including external
structures and plants. All items, including linens and decor, must remain at
the villa.
12. Pets
are only allowed with prior approval. Unauthorized pets may result in rental
agreement cancellation.
13. Guests
should conserve water and energy. Turn off appliances and lights when not in
use, as water is a precious resource.
14. Guests
must prevent any damage to the property and avoid bringing flammable or
dangerous items. Guests are responsible for any damage caused and will be
charged accordingly.
15. Guests
should avoid excessive noise and disturbances during off-hours (3:00-5:30 pm
and 11:00 pm-8:30 am). The lease may be terminated without reimbursement if
noise complaints are received.
16. While
safety measures are in place, the Owner & Property Management Company
(Ionian Reserve) are not liable for accidents or acts of God resulting in
illness, injury, or death.
17. The
Owner & Property Management Company (Ionian Reserve) are not responsible
for accidents, injuries, deaths, or losses during the rental. By booking,
guests waive any future legal claims against them.
18. Swimming
Pool and Jacuzzi Safety: This special clause applies to properties that have
private or common swimming pools, which are used for leisure purposes. Guests
are responsible for the safe use of the swimming pool and assume full
responsibility for any accidents, injuries, or deaths that may occur. By
signing this Agreement, the Guests waive any future claims against the Property
Owner. PLEASE ENSURE THAT CHILDREN ARE NEVER LEFT UNATTENDED AROUND OR INSIDE
THE SWIMMING POOL. The swimming pool and Jacuzzi of the property will be
cleaned regularly and kept fully operational during the guests' stay. To ensure
health and safety, guests must respect the following rules:
· Diving is strictly prohibited in
the pool.
· Children should be continuously
supervised when playing around or inside the pool and the Jacuzzi.
· The Guest and his party, including
children, are strongly advised not to run around the pool with wet feet as
floors may become slippery.
· We kindly advise guests to shower
before entering the pool if they use tanning oils, as they affect water
hygiene, including hair.
· The swimming pool and Jacuzzi must
be kept free of foreign objects such as food and cans. · The use of glasses is prohibited in
the pool and Jacuzzi. Plastic ones are provided for guests. · All swimmers must wear appropriate swimwear.
No street clothes or shoes allowed in the pool.
· All swimmers are required to use
the restroom before entering the pool area. Swim diapers must be worn by all
children who are not toilet trained.
· Children under 12 must be
accompanied in the water by an adult 18 or older. They should not be left
unattended in the pool or on the deck.
· Individuals who are unable to swim
are prohibited from using the swimming pool.
· Individuals with contagious
infections, diarrhea, skin lesions, or open sores are not allowed in the pool.
Additionally, those with epilepsy are not permitted in the pool.
· The use of food, beverages,
alcohol, or impairing drugs is prohibited in the pool.
· It is strictly forbidden to use any
electrical appliances in the pool or its surrounding area.
· Lifeguard supervision is NOT
requested - hence, pool hours of operation are strictly between 7:00 a.m. and
7:00 p.m.
The GUEST(S) [and in the case of a minor, the accompanying parent/guardian]
hereby agree that any failure to comply with the outlined pool rules and
regulations and thus any penalty or hardship or any act concerning the use of
the pool and its surrounding area, or any activity associated with such, shall
be the sole failure of the guest (s) and in no way implicates or subjects the
management or the owner of the property, to liability or fault. I.e. The GUEST
agrees to assume all responsibility and to make all occupants aware of the
risks and for the consequences of those risks and to be fully and solely
responsible for any accidents that may occur. The GUEST agrees to waive any
claim against the Property Owner or Manager for injuries or claims.
19. Guests
are responsible for their valuables. The Ionian Reserve Company, property
Owner, and staff are not liable for lost or stolen items. Use alarms and safes
provided and ensure doors and windows are secured.
20. Guests
should have medical insurance that covers expenses in Greece. Inform us of any
chronic conditions or severe allergies in advance.
21. The
Owner & Property Management Company (Ionian Reserve) may terminate the
agreement for violations of Greek law.
22. The
Owner & Property Management Company (Ionian Reserve) may cancel a
reservation if the property is damaged or unavailable due to unforeseen events.
Guests will be relocated to an equal or superior property, if available.
23. The
Owner & Property Management Company (Ionian Reserve) are not responsible
for consequential damages due to cancellations from Acts of God or Force
Majeure.
24. Guests
confirm they have entered Greece legally for vacation purposes and have valid
documentation. Failure to provide documentation will result in immediate
cancellation without refund.
25. Contact
Ionian Reserve Company immediately upon arrival if the property does not meet
your expectations. Complaints made at the end of the tenancy will not be
accepted. Early departure without notifying our local representative may result
in no refund.
26. Ionian
Reserve Company acts as an agent of the Owner. The Company and its Affiliates
are not liable for delays, accidents, damages, injuries, losses, or death. The
liability, if any, is limited to the total rental revenue paid. Service
providers are independent contractors, and the Company is not liable for their
actions.
27. Any
disputes will be settled under Greek Law.
28.
Personal data processing complies with the GDPR. Data is collected and
processed to facilitate transactions and provide services. Data may be shared
with affiliated companies under their directions. Customers have rights under
GDPR, including access, correction, deletion, and data portability. Contact us

services at one of our properties but is not a customer. When we say
"we," "us," or "our," we refer to the company
